Thane Railway Station To Become A Business Hub With New 11-Storey Commercial Tower

Thane Railway Station is set for a major redevelopment, with plans to build an 11-storey commercial building on the east side of the station, according to a Mid-day report. The Rail Land Development Authority (RLDA), working in collaboration with the Thane Municipal Corporation (TMC), has invited an Expression of Interest (EOI) to lease out eight floors of the new building. This development is part of the Station Area Traffic Improvement Scheme (SATIS), aimed at improving connectivity and facilities at the station.

The new building, located on a 9,000 square metre plot near platform number 10A, will include a basement for parking, a ground floor, and a mezzanine level for railway services. The upper eight floors, from the first to the eighth, will be available for commercial use. According to a railway official, the leasable area will cover 24,280 square metres, and the space will be provided as a bare-shell structure, with utilities and common areas fully constructed by RLDA. The lease term will be 60 years, with the expected handover date for the leasable space set for June 30, 2026.

In addition to the new building, TMC is constructing a 2.24-kilometre circular elevated road link, connecting the Eastern Expressway to Thane East Railway Station. This road will improve accessibility to the new commercial spaces, making it easier for businesses and visitors to reach the area.

The development aims to create a versatile commercial hub, with the first floor dedicated to retail spaces and the higher floors for a range of commercial or hospitality uses. This project provides a unique opportunity for businesses to establish a presence in one of Maharashtra's busiest locations, benefiting from both high foot traffic and enhanced transport links.
