Rehabilitation Scheme Shake-Up: Builders Who Exploit Rent Face Project Ban As SRA Recovers Rs 700 Crore

In a significant development under the Slum Rehabilitation Authority (SRA) scheme, the authority has taken stern measures against builders who have been exploiting slum dwellers by collecting excessive rent. As part of an ongoing effort to address these issues, the SRA has successfully recovered Rs 700 crore from such builders.

The SRA's rehabilitation scheme aims to provide solid housing to slum residents. Builders are required to pay rent to the slum dwellers after demolishing their shacks, but many have failed to continue these payments, prompting the SRA to launch a rent recovery campaign. Last year, 25 nodal officers were appointed to oversee and collect outstanding rents.

To mitigate complaints and ensure compliance, the SRA has introduced stricter regulations. Builders are now required to deposit two years' worth of advance rent via Demand Draft (DD) and the third year's rent via cheque when accepting new projects under the scheme.

By the end of July, builders had deposited over Rs 700 crore in arrears and advance rent, which is now being distributed to the affected slum dwellers. This initiative has been effective in reducing rent-related complaints, according to the SRA.

Furthermore, the SRA has implemented additional measures to enhance transparency and accountability. Builders who fail to pay the required rent face severe consequences, including being barred from obtaining new projects.

The SRA has also launched an online system for lodging rent complaints, making it easier for slum dwellers to report issues. Additionally, auditors have been appointed to review rent arrears and ensure that outstanding payments are addressed promptly.

These efforts by the SRA mark a significant step towards improving the conditions for slum residents and ensuring that builders adhere to their financial obligations.
