Mumbai Housing Crisis: 314 Projects Go Bankrupt, MahaRERA Warns Buyers
Shocking details have emerged about the state of housing projects in Maharashtra amidst the ongoing recession and inflation. The real estate sector, especially within the Mumbai Metropolitan Region (MMR), has been hit hard, with 314 housing projects going bankrupt, as reported by Lokmat. This alarming situation has now reached the National Company Law Tribunal (NCLT), which has initiated insolvency and bankruptcy proceedings against these projects.
According to information available on the NCLT's website, these projects are registered under MahaRERA (Maharashtra Real Estate Regulatory Authority). Inflation has driven up house prices, while the average citizen struggles financially, leading to a sharp decline in home sales. Buyers who had invested in these bankrupt projects now face uncertainty, adding to their financial woes.
In response, MahaRERA has been actively working to protect homebuyers from fraud. A list of troubled projects, including those nearing bankruptcy, has been published on their website. Following a new investigation, 314 housing projects have been identified as being on the verge of insolvency. Financial institutions, including banks, have taken legal action, seeking the NCLT's intervention. These projects are expected to be declared insolvent soon, posing a serious risk to buyers.
Most of the affected projects are located in the MMR, with 236 of the 314 projects based in this area. Out of these, 56 projects are ongoing, with 34 per cent of the homes registered. However, 194 are stalled projects, with 61 per cent of homes already registered. Meanwhile, 64 projects have been completed, with 84 per cent of homes registered. MahaRERA has advised potential buyers to consult the published list before making any purchases to avoid fraud.
The data reveals that in the Mumbai suburbs, 51 out of 88 housing projects are undergoing bankruptcy proceedings, while Pune has 45 out of 52 projects affected. Similarly, 52 out of 106 projects in Thane and 16 out of 18 in Palghar have been registered as bankrupt. Other affected regions include Raigad and Nashik, where several housing projects are also in dire financial straits.
MahaRERA's president, Manoj Sounik, reassured the public that efforts are continuously being made to safeguard homebuyers' investments. "We constantly receive updates on projects that are either delinquent or bankrupt, and we ensure that consumers are informed. This list of 314 insolvent projects is part of that effort," he said in Lokmat, urging buyers to check the latest list on the MahaRERA website.
